There are many standards for the classification of residential types. At present, the market is mainly classified according to building height, which is divided into low-rise, multi-storey, small high-rise, high-rise, super high-rise and so on.
According to the design of building height and number of stories, generally speaking, 1-3 stories are low-rise residential buildings, 4-6 stories are multi-storey residential buildings, 7-10 stories are small high-rise residential buildings (also known as middle-high-rise residential buildings), 11-30 stories are high-rise residential buildings, and 30 stories (excluding 30 stories) are super high-rise residential buildings.
Low-rise residence refers to a building whose height is less than or equal to 10 meters. Generally speaking, it is a 1-3-storey building. Villas are low-rise dwelling houses.
Low-rise residential buildings generally have simple structure, short construction period and low construction cost, but they have large space, reasonable layout, high safety factor, high comfort and better living experience than high-rise buildings. However, low-rise housing occupies more land and the land use rate is low, so the land cost of villas is relatively high and the price is relatively expensive.
Multi-storey dwellings refer to buildings above 10 meters, below or equal to 24 meters. Multi-storey residency are generally 4-6 stories, using brick-concrete structure, and a few use reinforced concrete structure.
Multi-storey residential buildings have neat floor plan (room type), good ventilation and lighting conditions, compact space without blocking. Compared with high-rise buildings, multi-storey houses have less public area and larger space, which is the main reason for many people like multi-storey residency. The flaws of multi-storey residential buildings are also obvious, if the floor is not too high, the lighting and ventilation effects are general.
Small high-rise residential buildings mainly refer to 7-10 storeys, from the height of multi-storey residential atmosphere, but it is also a lower high-rise residential, so it is called small high-rise. Small and high-rise residential buildings generally adopt reinforced concrete structure with elevators.
Small high-rise buildings have many characteristics, such as quiet multi-storey, good floor plan, high structural strength, high durability, high landscape coefficient, low pollution and so on. They are very popular in the market.
From the point of view of the layout of the building structure, most of the small and high-rise buildings adopt slab structure, which has larger design space in the household type. Because of the design of elevators, the floors are not very high and the living is comfortable.
High-rise residential buildings generally refer to buildings above 10 stories and below 30 stories. Because of the limitation of building structure and architectural form (mostly dotted), it is difficult to design the house type, and it is difficult to make every set of indoor bright and well ventilated.
High-rise residential buildings have wide vision, high landscape coefficient, less dust, noise and light pollution, high structural strength and strong integrity. However, the high-rise building cost is high, elevators, corridors, computer rooms, technical floors and other public parts occupy a large area, space is smaller.
Ultra-high-rise residential buildings are more than 30 stories. The land price of super high-rise residential buildings is low, but the house price is resonable, because with the increase of building height, elevators, fire fighting equipment will be more complex, and the seismic and load of the structure itself will be strengthened.
The low-rise houses in Cambodia are mainly villas and town houses, but their applicability is quite different.  Although town houses are low-rise houses (some of which have more floors and belong to multi-storey houses), their comfort level is not very high due to their long depth and narrow width.
At present, there are few small high-rise and super high-rise residential buildings in Cambodia. Apartments are the main high-rise residential buildings.
