Takhmao City development strategy in land use master plan 2030, a good opportunity for realtors

Compass Cambodia report, August 20～Takhmao City is the core and vibrant economic center of Kandal Province, which has good relations with Phnom Penh, supporting living, working and leisure. The special feature of Takhmao city is its geographical location next to Phnom Penh, which makes Takhmao city very favorable for economic, social and economic relations and provides numerous jobs for citizens.

At the same time, in order to ensure the viable management and development of Takhmao City, the Land Management and Urban Planning Committee of Kandal Province and Takhmao City, under the technical support of the Ministry of Land Management, Urban Planning and Construction, prepared a land use plan for Takhmao City Vision 2030 to Basically to manage and orient the development of the whole territory of Takhmao City.

Concurrency, for the development and conservation strategy of Takhmao City, there are three national roads through:

1. National Road No. 2 runs through the city from north to west, connecting Phnom Penh to Takeo province, National Road No. 21 from Kandal provincial town to S'ang district and Koh Thom district.

2. Phnom Penh second ring road through Takhmao City along Road No.115 towards National Road No. 1.

3. Samdech Techo Hun Sen Road connects Phnom Penh via National Road No. 2 and connects with Takhmao first ring road, through the third ring road, National Road 21 and Takhmao second ring road.

It should be noted that: Takhmao city has a large Tonle Bassac River flowing in front of the city and a beautiful Stung Prek Tnaot connecting from Tonle Bassac to Kampong Speu province. Currently, Takhmao City has 6 Sangkats (not yet expanded) with a total population of 76,733 (2015) and a population density of 2,382 people per square kilometer. Meanwhile, Takhmao Thmey has 10 communes (expanding the city through the land use master plan for 2030) with a total population of 120,214 people (2015) with a population density of 1,072 people per square kilometer.

As for the land management and use strategy, Takhmao City covers an area of approximately 11,210.67 hectares. Currently, the land level of construction in Takhmao City has not been clearly defined in practice, especially in the areas along the Bassac River, Stung Prek Ho, Boeung Toteung Tngay, Boeung Tnaot, Boeung Ran and some other water areas. In fact, the type of land that can be built covers almost everywhere in Takhmao City, except for some agricultural areas and some water areas, due to the lack of municipal planning and law enforcement, monitoring and evaluation of the relevant laws is still limited.

At the same time, through the study of land use master plan of Takhmao city, it is found that in 2030, the type of land with construction level will be about 2,371.13 hectares, equal to 21.15%, the type of land that can be built is about 8,839. 54 hectares equal to 78.85%.
