Compass Second-hand Housing Market Report in the First Quarter of 2020

In the first quarter of 2020, the compass platform is selling 7374 second-hand homes, of which residential second-hand homes account for 86% (apartments, villas, town houses), commercial second-hand homes account for 14%. The following report are dominated by housing data.

The Cambodian market sells apartments mainly in Phnom Penh and Sihanoukville. The development of these two areas is early, and the supply is sufficient. There are more apartments in the area. Chamkarmon is the largest core business district in Phnom Penh. The source volume also ranks first.

Siem Reap does not currently have a large-scale real estate development project. Therefore, there are very few apartment listings in the second-hand housing market, and a small number of them are converted apartments.

In terms of prices, the total price of the main apartments sold in the market is concentrated in the 60,000-500,000 range, of which some 60,000 apartments in the Phnom Penh Chamkarmon and Sihanoukville are still for sale. In terms of average prices, the prices of second-hand apartments in the four core districts of Phnom Penh and Sihanoukvile are still relatively expensive, and some of the houses even exceed the prices of new project. It can be seen that early apartment housing still occupy the largest geographical advantage and housing prices are also expensive.

Among the villas sold in the market, except for the total price range of Siem Reap, which is mainly concentrated between 50,000 and 500,000, the villas in the Phnom Penh area are basically more than 200,000, and even a large part of the Chamkarmon and Toul Kork District The villas price are all exceed 1 million. Although apartments are currently mainstream in the market, most high-net-worth people in Cambodia live in villas, and early housing in the core business district is dominated by villas. The matching of villa housing is relatively good, and it occupies the most core position, and the price is relatively expensive.

It is worth noting that the villas have land, and individual foreigners cannot buy villas in their own name.

At present, almost all of the existing town houses on the platform are concentrated in Phnom Penh. In areas other than Phnom Penh, only 15 units of town houses are for sale, which are not included in the data. Judge from various areas in Phnom Penh, town houses are the first choice for ordinary people, the requirements for business districts and locations are relatively low. Therefore, the distribution of town houses is relatively balanced, and town house located in all areas.
