According to CDC report,the third Aeon is located in Samdech Hun Sen Blvd, the so called 60-Metre Street in Chak Angre Krom commune, Meanchey district, in southern Phnom Penh. 289.6 million dollars will be spend in the new Aeon.

Aeon No.3 will cover 174,000 square meters (sq m), area exceed the first Aeon and the second Aeon. The first at 68,000 sq m was officially launched in 2014. It cost $205 million and on Sothearos Blvd, Chamkar Mon district, an areas close to Koh Pich Island.

The second 85,000 sq m Aeon Mall cost $120 million and was opened officially in 2018 in Sen Sok district, in the northern part of the capital. The third Aeon will start construction in 2020, 2023 it can be completed.

As an iconic shopping mall, AEON Mall is very careful in its location selection, which has a wind vane significance for investors. AEON 1 located in the core area of Phnom Penh. The government and business economy is prosperous, and the embassies are gathered.

AEON 2 is located in Sensok District, which is a new district in Phnom Penh and has great potential for appreciation in the future. The area is far from the city center. Although the infrastructure cannot keep up with Chamkarmon, it has developed rapidly in recent years. The Meanchey is in the southwest of Phnom Penh, south of Road 271, west of the Tonle River, and north to the Sensok District, and the east toTK District and Chamkarmon. Although Meanchey District is a new area outside the urban area, it has commonly used infrastructure and convenient transportation. It is very closely connected to the city center. It takes 10-15 minutes to drive to commercial area.

The Meanchey  District has a large population of about 330,000 people, mainly locals and people from other provinces who come to work in Phnom Penh. The influx of large numbers of migrant workers from other provinces has brought huge demand for housing and promoted the strong growth of the real estate market.

Hun Sen Avenue and Highway 2 serve as the most important transportation in the Meanchey district. Among them, Hun Sen Avenue, as part of the 2035 capital Phnom Penh macro plan, is an extension of Phnom Penh's urban development and an important measure for improving residents' living needs.

Hun Sen Avenue is known as the key real estate development avenue created by the Cambodia government, and its radiation area is called "City Central Residential District". At present, many large-scale projects have been settled. Representative projects such as R & F,  New Times Serviced Apartments, Urban Village Phnom Penh, and Lingnan Garden are located in vicinity of this road.

It is known that the current land prices and housing prices in the Meanchey district are not high, which is the most ideal position for real estate development.
