Director of Century21 Fortuna Investment International, Va Virak, confirmed that although 7 Makara district is a diversified business district and many people live and get crowded, but in terms of demand and real estate prices in the market At present, there seems to be lower than some areas within close there .

He added that in Phnom Penh, there were four areas in the center, including Daun Penh, Khan Toul Kork, Khan Chamkar Mon, and Khan 7 Makara. But in terms of market demand and value, three districts - Toul Kork, Khan Daun Penh and Khan Chamkar Morn, similar demand and costs, except the 7 Makara district where many people live, but the prices seem to be lower than in other  3  district .

Va Virak said that the price of the land or real estate in 7 Makara differed according to the area and on the main road or small road . But for the area near Monivong,the price around $ 6,000, but for the land on the ORussey the price can be more than $ 4,000 per square meter. Particularly for the land lying on the side of the Charles de Gaulle Road, Sihanouk Street, as well as the land in Boeung prolet, can be price about $ 4,000, but some may rise slightly higher, depending on the location of demand and size.

District 7 Makara, Oreussey Market,  Business area District is almost everywhere but what makes real estate seem limited, because this district has no vacant land that can be used to develop large projects apart from OCIC's great projects and some other condominium projects.

 Va Virak said that real estate prices could rise sharply due to the large investment projects of foreign companies as well as foreign residents' .However, in 7 Makara Khan, there seems to be little planning to develop large buildings Or there aren't so many foreigners that even a foreign restaurant and a modern shopping mall are not It is different from some areas in the adjoining areas such as Toul Kork, Khan Daun Penh and Chamkar Mon, which are rich in  condominiums, apartments, and restaurants like foreign style.
