Prampi Makara
Prampi Makara is the smallest of the 12 districts in Phnom Penh. It is located on the west side of Phnom Penh, west of Monivong Avenue, north of Sihanoukville Avenue, east of Nehru Avenue, south of Russian Avenue, and Charles de Gaulle Avenue slanting through the entire Makara District. The transportation is very convenient.
Landmarks: the Olympic Stadium, the Prime Minister’s Office
Although the area is the smallest area, it is one of the most elite areas in Phnom Penh. It integrates the administrative center, cultural center and entertainment center. Many foreign-funded institutions are also concentrated in this area. The Makara district represents the central area of Phnom Penh.
Price of housing:
For new houses, the new properties currently being sold in the Makara district are close to the Prime Minister’s Poly Mansion and the Pacific CEO. The average price of new homes is about 2800$/m2.For renting, the one-bedroom rent in the Makara district apartment is about 700$/month, and the two-bedroom rent is 1200$/month.For second-hand housing, the price of the Makara district apartment is about 2700$/m2.
Land price:
The Makara area itself is small in size and relatively small in area. The land price around the main road of the Uxia sub-district is about 5500$/m2-7500$/m2, and the price of the land around the secondary road is about 3500$/m2-5500$/m2. The land price around the main road of Veal Vong District is about 4000-6000$/m2, and the price of land around the secondary road is about 2500-3500$/.
