I. About Contract

1. The rental and payment method are determined by the lessor and the lessee. During the lease term, the lessor may not raise the rental without authorization. Payment methods for rental are generally paid on one year, half a year, paid by quarter or month. If you pay a longer term rental at a time, you can negotiate with the lessor to offer you discount. Considering the economic affordability of the lessee, the economic burden caused by monthly or quarterly payments is relatively small.

2. The lessee should carefully check the housing and its internal facilities before leasing to ensure that they can use it normally in the future. If the house or facility is damaged during normal use, the lessee should promptly notify the lessor to ask the property management service company for repair. However, if the damage is caused by improper use of the lessee, the lessee is responsible for repair or compensation.

3. The lessee should take properly care of the house and various facilities and cannot dismantle, modify, expand or increase it without authorization. If necessary to change the housing, the lessor's consent is required and a written agreement is signed.

4. Some lessee are not renting their own houses for live but to rent out again. Since this subletting behavior affects the interests of the lessor, both parties should provide for subletting in the contract. If subletting is allowed, the two parties can negotiate to determine the proportion of the share of the sublease. If the sublease is not allowed and the lessee subleases without authorization, the lessor has the right to terminate the lease contract.

II. Move In

1. Check the doors and windows, whether it can be opened or closed normally. If there is any problem, it is best to let the owner repair it within the time limit and try to change the lock.

2. Check the socket in the room. If you find that the problem must not be ingored, you need to repair it as soon as possible.

3. Check if the bathroom has windows or whether there is exhaust ventilation equipment.

4. check home appliances, furniture and whether it can be used, record it.

5. Make a note of date to pay utility fee.
