Summary:Makati is the financial center of the Philippines, the country's highest density of international and local distribution centers, real estate price advantage, attracting overseas real estate investment.

Makati is the financial center of the Philippines, the country's highest density of international and local companies. Major banks, corporations, department stores and foreign embassies are located in Makati. The Philippine Stock Exchange is also located on Ayala Avenue, which is known as Wall Street in the Philippines with heavy traffic. Makati is also known as the cultural and entertainment center of Metro Manila.

The Makati City Essence Business District is centered on Ayala Avenue and Makati Avenue and gathers 40% of the company headquarters in the Philippines. There are language schools and language centers in the business district for Asians from Japan, Korea and Taiwan to have a good English learning environment. It is about a 30-minute drive from Manila Airport.

The price advantage of real estate attracts overseas real estate investment. The number of people investing in the Philippines is increasing year by year, and the amount of investment is also increasing.

Ayala Center

Ayala Center is Makati's most well-known entertainment hotspot and a must-have place for boutique brands. Ayala Center was first developed in 1988 and 1991, with many independent shopping malls and green parks, and then expanded to more than 50 hectares of facilities.

Ayala Center gathers more than ten shopping malls, including: Greenbelt 1-5, Glorietta Mall 1-5, The Landmark, Rustan ’s Mall Makati, SM Mall Makati, etc., connecting all shopping malls by sky bridge.

Ayala Center has the famous name [Fifth Avenue in the Philippines]. To the east is Ayala Avenue, to the south is Epifanio de los Santos Avenue (EDSA), to the west is Arnaiz Avenue, to the north is Legazpi Street and Paseo de Roxas.

The MRT3-Ayala Center Station, the only MRT station in Makati, is also located here, becoming an important transportation link to the north-south commercial center of Manila.

Ayala ave.

Ayala ave. (Ayala Avenue) is the most prosperous commercial avenue in Makati Financial Center, known as [Philippine Wall Street], PBCOM, the tallest building in the Philippines, and TOWER ONE, the Philippine Stock Exchange, are all along it. In addition, most of Makati's large enterprises also revolve around this road, such as BDO Enterprise Center, GT International Building, United Bank Center, Philippine Long Distance Telephone Company Headquarters, etc.

After the peak of Makati's referral in 2014-15, there was little to build near Ayala Avenue. In the past two years, housing prices along the line have increased by 50%. Therefore, the closer to Ayala Avenue, the higher the price of real estate, and the supply of offices and houses is in short supply.

Salcedo Village

Salcedo Village is the most densely populated area of skyscrapers, and well-known commercial offices stand here. Since most of Makati's offices operate 24 hours, it is not uncommon for traffic jams to occur at seven or eight in the evening, in addition to traffic during the day.

Foreign workers who first came to work in Makati prefer to live in this area, because they are closer to the office and the store operates later. In the Philippines, where the seasons are like summer, it is also a small fortune to go out less.

Investment characteristics: There are many white-collar workers, mostly high-income people, which can guarantee a good rental income. At the same time, the quality of the living population is high, but the house is kept more tidy.

Legaspi Village

Legaspi Village is across Ayala Avenue and Salcedo Village, but the city planning is obviously different. The number of skyscrapers is obviously less, but the well-known shopping malls and city parks have increased their living charm.

In Legaspi Village, due to the scarcity of buildable land, there have been few new construction projects in recent years, and the property preservation value has stood firm.

Investment characteristics: This place is far away from the avenue, so it is very quiet and easy to live. Mostly lived as a family, mostly locals, to ensure the stability of tenants.

Magallanes

Located in the vicinity of Magallanes Station on Light Rail Line 3, it used to be a blue-collar activity area in the Philippines. In recent years, due to the presence of a large number of BPO companies, the business district is gradually taking shape, and residential and office buildings are gathering. In addition, AYALA, SMDC, DMCI, MEGAWORLD are all in this area and will become another major life circle in Makati in the future.

Investment characteristics: Occupying a good geographical location, because the rent is cheaper than the Makati center, the tenant demand is large, and a good occupancy rate is guaranteed.

Rockwell Center

The Rockwell Center, built by Rockwell Land, covers an area of 10 hectares and is located in the north of Makati. It is not on the main road. The developer Rockwell Land has built ten years of boutique communities, office buildings, boutique residences and luxury shopping malls.

Investment characteristics: boutique residences, luxury shopping malls are all available, and the elite are the first choice for high-end life.

Buendia/Techzone

Buendia is a low-lying area in Makati. It has been flooded for many years. Fortunately, the Makati government is currently implementing improvement projects.

In 2016, the customer service building Techzone began to operate. Many Chinese companies set up here, and tens of thousands of employees settled in, creating another glorious scene for Buendia. Taiwanese coffee shops, Sichuan Chongqing hot pot, KTV, Chinese supermarkets, etc. have opened one after another. Buendia is known as "New China Town".Due to the continuous influx of Chinese employees, real estate is in short supply, and many developers have rushed into this area.

Century City Mall

Taking Century mall as the core development, it was developed outwards because of the scarcity of Makati CBD in the early stage. In recent years, due to the opening of office buildings in the area, many Chinese companies have chosen to settle here.

This area is close to the Makati Red Light District, and there are also quite a few European and American travelers who choose to rent here. Several well-known buildings in the Chinese circle are here, such as the Knight House, the 71st floor, and the Trump Tower.
