This report examines land prices in all districts across the Phnom Penh Capital of Cambodia during the first half of 2022. The data was collected through mass appraisal methodology with questionnaires distributed to the selected sample. The result was consolidated and analyzed by the experienced on-field experts such as executives of real estate valuation firms and the Valuation Committee of the Cambodian Valuers and Estate Agent Association(CVEA).
According to the study, in the first half of 2022, Daun Penh, Boeung Keng Kang, and 7 Makara remain the top three districts with the highest land prices at an average of around US$ 5,000/sqm, followed by Chamkarmon and Toul Kork at an average of US$ 3,800/sqm.
The districts with mid-range prices are Mean Chey, Sen Sok, and Russey Keo, ranging from US$2,000, US$1,700, and US$1,400 per sqm, respectively. Chroy Changvar, Chbar Ampov, and Por Senchey share similar price ranges at approximately US$1,000/sqm. Meanwhile, Dangkor, Prek Pnov, and Kamboul are the districts having the lowest land prices, with an average of US$360/sqm.
