How does Kandal's geography affect investment and real estate potential?

Kandal is one of the 25 provincial-capitals of Cambodia, bordered on the west by Kampong Speu, on the east by Prey Veng, on the north by Kampong Chhnang, Kampong Cham, on the south by Takeo which only an hour drive away from the center of Phnom Penh.

If we look at the geographical situation, demographics and urban development, Kandal is a province that has developed and influenced other provinces after Phnom Penh.

According to previous reports, Kandal province has a good geographical location around Phnom Penh, with more than 470 factories, including 183 garment and footwear factories, with more than 160,000 workers earning $ 37 million a month and every year, Kandal province has more than 50,000 tons of rice left for export.

According to the official website of Kandal province administrative, the potential of Kandal province is agriculture, industry and tourism as the main sectors in the economic development of the province. As for the infrastructure system in Kandal province, the province has many main national roads to connect to other provinces, such as National Road No. 1, 2, 3, 4, 5, 6, 8, 11, 21 and 51.

Kandal province also has major bridges across the river, such as Neak Leung Bridge, Prek Tamak Bridge, Prek Kdam Bridge, Koh Thom Bridge, Prek Samrong Bridge and Koh Anlong Chen Bridge, which are currently being actively built.

In particular, Kandal province will soon have an international airport with an investment of about 1,500 million dollars, built on an area of more than 2,600 hectares, which the Overseas Investment Corporation of Cambodia (OCIC) was licensed to build this new Phnom Penh Airport.

In terms of investment, Kandal province is a province with good potential for companies to invest. As of December 2020, The Council for the Development of Cambodia has decided to issue final registration certificates for more than 20 projects in investment capital of more than $360 million and create more than 17,000 jobs.

Looking at the real estate sector in Cambodia in 2019, the demand for houses and land of middle-income people continues to increase, especially in Kandal province, there is a strong growth in land and apartment projects. However, at the beginning of 2020, a period of epidemics, the situation and operations of real estate stabilized, but a few months later until now, the real estate sector in the province seems to be active again. According to real estate experts, Kandal province has great potential in the real estate sector, which will attract more modern residential investment in the area in the future.

Chrek Soknim, President of the Cambodian Valuers and Estate Agents Association, said that today between National Road 5 and National Road 6A is attracting many housing investment projects, both government investment projects and large private sector projects. It has affected the surrounding area, especially the top district, which makes this area a very potential area for real estate in the future.
