Cambodia land fraud has been common for many years. Whether it is due to disputes arising from language problems or the seller’s deliberate deception.  There are the most important aspects of Cambodia’s purchase of land as follows:                                                                      1. Investigate a land survey

Prior to purchase, it is essential to conduct a survey of land conditions, such as the property rights of the land, surface features, surface water resources and adjacent areas, surface buildings and their impact (if any) public facilities in the land, etc. Early investigation makes the process clear and covenient for future construction or other uses.                                                   2. Review title certificate

The title deed is the most important thing in the entire process of purchasing land. It is also the certificate of ownership after the purchase process. Therefore, the authenticity and legality of the title certificate must be confirmed before purchase.                                                                          3. Investigate any land-related responsibilities

This is often the most vulnerable to fraud and the most prone to disputes in the purchase process of land, because some bad landowners will cover up some hidden conditions, such as  the land has mortgage problems, debt problems or the previous lease has not expired. The problem, if you can't investigate all the risks before you buy it, you may involved in trouble.

4. Investigate land ownership records 

Before the purchase of the land, buyer should be confirmed the landlord is the land ownership holder of the land, and the investigation of the land ownership record from the past to the present, then buyer can clearly understand each land holder, including the renter, and the trading time of the transaction. Whether it is the previous land survey or the late contract payment, land transfer, it is best to have an experienced lawyer in this area to help the whole transaction become more efficient, safe and legal.
