Most rich people live there! Villa Collection Areas in Phnom Penh, Cambodia

After the liberalization of entry and exit, many cou    ntries in Southeast Asia have become the first choice for everyone to travel to, and Cambodia is one of them.

Cambodia has attracted many international investors due to its advantages such as its rich historical background, tourism resources, USD assets,  freehold property rights, and a favorable environment for investment, etc. Phnom Penh is the capital city and is even more popular.

According to the data, the land price in Phnom Penh can reach as high as US$13,000/sqm, the highest price for apartments can reach US$2,600/sqm, and the price for villas can reach US$2,200/sqm.

Diamond Island (Koh Pich)

Diamond Island or Koh Pich is located at the confluence of the Mekong River,  Tonle Sap River and Bassac River, with a very advantageous geographical location, As the first satellite city of Phnom Penh, Koh Pich and its surrounding areas have gathered many top-level facilities resources such as The Embassy of the Republic of Korea, Convention and Exhibition Center, Opera Center, Wedding Hall, CIS-Canadian International School of Phnom Penh, EFI - French International School of Phnom Penh, etc. are located on Koh Pich, on the west side are AEON Mall, Naga World, Sofitel Hotel and other landmarks.

The living environment of Koh Pich is also excellent, with residential projects such as Diamond Twin Tower, CA&SA Serviced Apartment, CASA by Meridian, The Elysee, D.I Riviera, as well as the Elite Town Villa community, which is an area where most rich people live.

Elite Town was developed by OCIC in 2011 as part of the Diamond Island development project on approximately 120,000 square meters of land. It is an upscale residential development in Koh Pich which consists of residential houses, villas, and apartments, built to the highest standards, the project ensures a high-end, safe, and very comfortable environment for living. 

The Elite Town project is positioned as a high-end project, targeting the upper-middle class and wealthy groups in Cambodia. Since the project is next to the two famous international schools, the project is very popular among the expatriate community in Phnom Penh.

Aeon 2 (Sen Sok)

Sen Sok District is located in the northwest of Phnom Penh, also known as "Phnom Penh Thmey". With the development of some large-scale residential projects and world-class projects, Sen Sok District has been rapidly changed, and has become the one of the main residential areas in Phnom Penh.

Among these projects, the two most well-known are the AEON Mall Sen Sok invested by Japan and Makro, a large wholesale Supermarket from Thailand. In addition, the opening of Chip Mong Sen Sok Mall in 2022 makes this district even more popular. Led by these large-scale projects, a lot of new roads, hospitals, and international schools have settled in Sen Sok District; the infrastructure and living facilities here have also been greatly improved.

Regarding residential, here are mainly Borey, and many well-known real estate developers such as Borey Peng Huoth and Borey Chip Mong have already placed here.

Borey Peng Huoth is one of the most well-known local real estate developers. Their project in Phnom Penh Thmey covers a wide area with different types of villas, link houses, and shop houses. It is divided into different groups for development, including Borey Peng Huoth-The Star Quarteria, Borey Peng Huoth-The Star Emerald 1, and Borey Peng Huoth-The Star Emerald 2, the whole project will surround Paññāsāstra International School (PSIS).

Borey Chip Mong Sen Sok is the first landed housing development by Chip Mong Group. including shophouses, link villas, twin villas, and single villas. The main target market has been Cambodia’s middle and high-income people for owner occupation.

Borey Angkor Phnom Penh by Angkor Continent Group Co,. Ltd is a Borey development in Sen Sok which is very popular with the local customers.

Chbar Ampov Area

Chbar Ampov District is located at the confluence of the Mekong River and the Bassac River, and at the entrance and exit of Phnom Penh on National Road 1. It is a rare riverside plot in Phnom Penh. Especially after the official announcement of the Koh Norea Satellite City project in 2019, it has further promoted the Chbar Ampov District.

At present, the connection between Chbar Ampov District and other districts in Phnom Penh mainly rely on National Road 1 and ferries. After the completion of the bridge connecting Koh Pich and Koh Norea in the future (52% of the completion progress), traffic will be more convenient.

Due to the excellent natural environment and the vast riverside land of Chbar Ampov, many development companies have located here, and most of them are Borey communities of townhouses and villas. The most representative of these is “Borey Peng Houth”,  which covers an area of about 200 hectares and it is the largest residential project in Phnom Penh. The project is built with international standards, equipped with European-style town, swimming pool, gym, jogging track, 24-hour security services and other supporting facilities, including villas, townhouses, shophouses and other housing types. It is the favorite residence of local rich people and “Oknha”.

Samdach Techo Hun Sen Blvd (60 meters road) 

Samdach Techo Hun Sen Blvd (60 meters road) located in the south of Phnom Penh, is one of the largest and most important road connections. It is a "golden central axis" named after the Prime Minister, marking an important step in the development of the capital’s transport infrastructure! Nowaday, both sides of Samdach Hun Sen Blvd have been developed by many international investors, and development projects such as commercial buildings, residences, and apartments continue to emerge.

Some brand large-scale development projects include Aeon Mall Mean Chey (Aeon 3) which is covering 17.4 hectares of land, Chip Mong 271 Mega Mall, and PH Diamond Mall, some Chinese investors are also developing residential and commercial buildings here such as Urban Village, R&F City, etc.  Several popular Borey projects, such as Borey Chip Mong, Borey Piphup Thmey, Borey Peng Houth, and Borey Angkor Palace (Samdach Hun Sen Blvd or 60-meter road), are also gathered here.

Chroy Changvar area, along National Road 6A

Chroy Changvar District located in the northeast of Phnom Penh is also known as “Duck Island”. It is shaped like a duckbill and is located at the confluence of the Mekong River and the Tonle Sap River. It is a natural river peninsula.

The entire peninsula faces the core area of Phnom Penh across the river, covering the two satellite cities of Chroy Changva and Ly Yong Phat. In recent years, it has been one of the fastest-growing areas in Phnom Penh. The signing of the Cambodia-Korea Friendship Bridge, the opening of Makro, the upgrade of Arey Ksat City on the other side, and the countdown to the Southeast Asian Games have once again boosted the development of Chroy Changvar District.

Borey communities gather together in the high-end villa area along National Highway 6A of Chroy Changvar, and brand developers such as PH, Orkidé, Chip Mong, and WorldBridge Group build their projects there one by one. Continue north along National Road 6, and you can see Borey Heng Heang City, The Mekong ROYAL, Borey Peng Huoth-the Star Jumeirah and other projects that have been handed over for move-in. There are also some projects under construction with different styles of architecture.

In addition to the five high-end villa areas above, BKK District is also a wealthy area in Phnom Penh and BKK1 is also known as the "Golden Area". It is the core area of business, transportation, culture and education in Phnom Penh. It is the place where most foreigners live and also Political and business celebrities, envoys and rich people from all over the world gather here. Therefore, there are many villas in BKK, but mostly, they are villas built by the owners according to their own preferences. Similarly, there are many townhouses, villas, and other landed properties in the core areas of Toul Kork, 7 Makara and Daun Penh, but there are fewer Borey-type communities.
